Our Hand Holding Services
We charge 3% of the total purchase price of the property or a minimum of 800 Euros, payable on signing of the final contract.
We do not add extra money onto the selling price in order to make hidden profits and we do not hide these profits included
in other charges. What you see is what you pay. We are
certain that you will find that this is cheaper than most agents
and covers a wider range of services.
Covered in this charge is...
* We will help you to find your dream home from our listings
OR if you cant find the perfect house for you there we
will attempt to fullfill your needs by searching other listings
or by negotiating directly with local owners.
* We will pick you up from Sofia airport and take you back at
the end of your visit plus transport you to and from viewings
as well as other transport to facilitate our other services. If
you require pick up or drop off at any other location we will negotiate a price with you prior to your arrival.
* We will find you a local Hotel or Guest House to stay in
during your visit but alas you will have to pay for it
yourself.
* We will check and obtain all of the paperwork required to buy your property and will negotiate with the sellers, your
solicitor and yourselves in order to obtain the best possible outcome for you.
* We will introduce you to a selection of tried and tested local craftsmen and builders and if you require negotiate with them
on your behalf. Please note that there is absolutelly no
obligation on you to use these craftsmen/solicitors.
* We will introduce you to local legal experts who will be able
to guide you through the buying process.
* If you want to use your own Builders or Solicitors then we
will work with them on your behalf.
* We will give whatever help and advice you need to help you
set up your locally registered company that you will need in
order to buy a property in Bulgaria.
* We will guide and assist you through the process of setting
up your ammenities and local registration.
* We will provide translation services.
* We will introduce you to the local "Movers and Shakers"
* We will find out and inform you about ammenities in the
area you choose such as transport, shops schools, doctors etc.
* We will show you around and recommend restaurants etc during your stay.

Inspection Trips
We
will pick you up from Sofia airport and take you back at the end of

There are other charges associated with setting up your company
and local registrations but your solicitor can best explain these
to you. As a very rough guide.
* It will cost
600 Euros to set up your company and you will have to initialy
set up a company bank account with a minimum deposit that you can
withdraw once you have established your company.
*
Goverment and Notary fees are payable on completion and are
worked out on a case by case basis but normally cost between 3-4%.
*
We wll charge extra for Property Management services and
translations outside of the house buying process but these will
be by negotiation depending on the amount of work involved.
They will be at a reasonable rate as I would not like to be
"Ripped off" and would not expect you to like it either.
